If you want to sell your home in Greater Cincinnati, next week might be your big chance.

Realtor.com predicts that the week of April 25 will be the best time for Cincinnatians to list a house, based on its data from 2018-2019 (data from 2020 was not analyzed because of COVID-19 disrupting the market).

Nationally, April 18-24 is viewed as the “best week” for listing due to higher prices, buyer demand, less competition and faster historic sales, Realtor.com says in a release.

But the big listing week is a moving target that varies from metro to metro. Realtor.com’s research indicates that in Cincinnati, listing a house during the week of April 25 increases a listing price 22.6% over what it could go for at the start of the year.

The magic week also could increase Cincinnati property views 14% over the average, with a house spending 14 fewer days on the market.

“Unlike 2020 when COVID upended the spring home-buying season and pushed buyer interest to later in the year, this year's housing market is following more typical seasonal trends,” Danielle Hale, chief economist at Realtor.com, says in a release. “With half as many homes available for sale this year than last, sellers are well positioned for a quick sale at top dollar.”

Realtor.com says that rising mortgage rates and more sellers could make it more difficult to sell a home later in the year.
