The West Side's Delhi Hills Ranked Most Affordable Place to Live in Ohio

If you're looking for an affordable home in Greater Cincinnati, SmartAsset says Delhi's the place.

There's no doubt the housing market has been insane this past year. According to CNN, home sales were on track to "reach the highest level in 15 years, with an estimated 6 million homes sold in 2021." Homes were selling at a record pace and for way more money.

If you are one of those people who got outbid or lost your dream home to an all-cash offer and are frustrated with trying to find somewhere affordable to plant your roots, a new study from SmartAsset, a financial tech company, may have a lead.

Their recent list of the "Most Affordable Places in America" tapped Delhi Hills as the most affordable place to live in Ohio.

To determine their results, SmartAsset looked at closing costs, real estate taxes, homeowners insurance and mortgage rates and compared those across the country in cities with a population of 5,000 or more. They took the last five-years into account when determining the cost of owning a home and compared that to an area's median household income.

In Delhi Hills in Delhi Township, here's what their results yielded:
  • Average annual mortgage payment: $5,895
  • Average closing cost: $2,370
  • Annual property tax: $2,734
  • Annual homeowner's insurance: $887
  • Median income: $92,201
  • Affordability index: 66.88
That doesn't necessarily mean there's a ton of home stock out there though. A quick search on a local realtor site yielded 45 results, many of which were already under contract. If you want to see what's available in Delhi, visit any local real estate website and search for "Delhi" or "Delhi Township."
